1. General

These Terms and Conditions govern the use of the DGS Holiday Homes website and all booking and property management services provided by DGS Holiday Homes L.L.C, a company registered in Dubai, UAE (Trade License No. 1608923, issued by the Department of Economy and Tourism, Dubai).

DGS Holiday Homes L.L.C is a licensed holiday home operator under the Dubai Department of Economy and Tourism (DET) framework. All properties listed on this website hold valid DET unit permits and are operated in compliance with Dubai holiday home regulations.

By accessing the website or making a booking, you agree to these terms in full. If you do not agree, please do not use the website or our services.

DGS Holiday Homes reserves the right to update these terms at any time. Changes take effect upon publication on the website. Continued use constitutes acceptance of updated terms.

2. Eligibility and Guest Requirements

Guests must be at least 18 years of age to make a booking. The lead guest is responsible for all persons staying at the property during the booked period.

All guests must provide a valid passport or Emirates ID before or at check-in. This is a mandatory requirement of the Dubai Department of Economy and Tourism. Guest details are registered in the DET Holiday Homes system on the day of check-in, as required by Dubai tourism regulations.

By making a booking, you consent to the collection and submission of your identification documents to Dubai authorities as required by law.

3. Booking and Payment

All bookings made through the DGS Holiday Homes website are subject to availability. Completing payment constitutes a booking request. A DGS Holiday Homes manager will review and confirm the reservation within 20 minutes of payment.

Payment is processed at the time of booking via Network International, a PCI-DSS compliant payment gateway licensed in the UAE. The full amount — including nightly rate, cleaning fee, and Tourism Dirham — is charged to your card immediately at checkout. DGS Holiday Homes does not store credit card details.

All prices displayed on the website are inclusive of VAT. DGS Holiday Homes L.L.C is not currently VAT-registered and does not hold a Tax Registration Number (TRN). Should VAT registration status change, prices will be updated accordingly.

A booking reference number is provided after payment. Confirmation details are sent to the email address provided during checkout.

DGS Holiday Homes reserves the right to cancel a booking if dates become unavailable due to synchronization delays with third-party platforms (Booking.com, Airbnb). In such cases, a full refund will be issued within 5–7 business days.

4. Tourism Dirham

A Tourism Dirham fee is applicable to all holiday home stays in Dubai. This is a government-mandated fee collected on behalf of the Dubai Department of Economy and Tourism.

  • Rate: AED 10 per bedroom per night
  • Applicable for up to the first 30 consecutive nights of a stay
  • Collected at the time of booking as part of the total price

DGS Holiday Homes is responsible for remitting collected Tourism Dirham fees to the DET on a monthly basis, as required by regulation.

5. Cancellation Policy

DGS Holiday Homes operates a moderate cancellation policy:

  • Cancellations 3 or more days before check-in: full refund of the booking amount
  • Cancellations within 3 days of check-in: non-refundable
  • No-shows: non-refundable

All cancellations must be requested through the DGS Holiday Homes team via WhatsApp, email, or phone. Self-service cancellation through the website is not available at this time.

Refunds are processed within 5–7 business days to the original payment method. Processing times may vary depending on your bank.

6. Security Deposit

A refundable security deposit is collected before or at check-in to cover potential damages to the property, furniture, appliances, or missing items.

  • Standard deposit: AED 2,000
  • Deposit with pets (where permitted): AED 3,000

The security deposit is a mandatory requirement. No booking can be completed and no guest may check in without providing the required security deposit.

The security deposit cannot be used as payment toward rent, nightly rates, or any other booking charges. The deposit serves exclusively as a damage guarantee and must be paid separately from the booking amount.

The deposit is returned within 5–7 business days after checkout, subject to a satisfactory property inspection conducted by DGS Holiday Homes staff. Photo documentation is taken at check-in and check-out for verification.

Deductions may be made for: property damage, missing items, excessive cleaning beyond normal wear, smoking inside the property, or violations of house rules. If damages exceed the deposit amount, the guest is liable for the difference.

7. Check-in and Check-out

  • Standard check-in: from 3:00 PM
  • Standard check-out: by 11:00 AM

Early check-in and late check-out may be available upon request, subject to property availability. Requests should be made at least 24 hours in advance.

Check-in options include: self check-in with digital access codes, personal meet and greet, or assisted check-in. The method is confirmed with the guest prior to arrival.

Check-in instructions, property access details, WiFi password, building directions, and emergency contact information are sent to the guest’s email and WhatsApp 24 hours before the scheduled check-in.

All guests must provide valid identification (passport or Emirates ID) before accessing the property. This information is submitted to the DET Holiday Homes check-in system on the same day, as required by Dubai tourism regulations.

8. Guest Responsibilities

Guests are responsible for the care of the property and its contents during their stay. This includes:

Complying with all house rules displayed on the property listing and inside the apartment

Reporting any damage, malfunction, or maintenance issue immediately via WhatsApp or phone

Disposing of waste properly in designated areas

Turning off AC, lights, and appliances when leaving the apartment

Respecting quiet hours (10: 00 PM to 8:00 AM) as per building community guidelines

Not exceeding the maximum occupancy stated on the property listing

Guests are financially liable for any damage to the property, furniture, appliances, or building common areas caused during their stay. Costs will be deducted from the security deposit or invoiced separately.

9. Maximum Occupancy and Extra Guests

Each property has a maximum occupancy limit based on its type:

  • Studio: maximum 2 adults
  • 1 Bedroom: maximum 3 adults
  • 2 Bedrooms: maximum 4 adults + 1 child

An additional guest fee of AED 300 per stay applies for extra adults in 1–2 bedroom apartments beyond the base occupancy.

Exceeding the maximum occupancy without prior approval is not permitted and may result in immediate termination of the stay without refund.

10. Prohibited Activities

The following activities are strictly prohibited in all DGS Holiday Homes properties:

Smoking inside the apartment (permitted only on balconies where available)

Hosting parties, events, or gatherings exceeding the maximum occupancy

Keeping pets unless the specific property listing explicitly allows pets

Any illegal activity or behavior that violates UAE law

Behavior that disturbs neighbors or violates building community rules

Subletting or allowing unauthorized persons to stay at the property

Using the property for commercial purposes

DGS Holiday Homes reserves the right to terminate the stay immediately without refund and charge penalties if prohibited activities are discovered. Building management may impose additional fines in accordance with community rules.

11. Pricing and Fees

All nightly rates displayed on property listings are inclusive of VAT. Additional fees are shown separately in the price breakdown before payment:

  • Cleaning fee: varies by property type (Studio AED 300, 1 Bedroom AED 350, 2 Bedrooms AED 400, +AED 50 per additional room). Includes professional cleaning and linen laundry.
  • Tourism Dirham: AED 10 per bedroom per night, up to 30 consecutive nights. Government-mandated fee (see Section 4).
  • Security deposit: collected separately, fully refundable (see Section 6).
  • Extra guest fee: AED 300 per additional adult per stay (1–2 bedroom apartments).

Prices may vary by date due to dynamic pricing based on seasonality, demand, and local events. The total price shown at checkout is the final price — no additional fees will be charged.

Long-stay discounts may apply for bookings of 7+ nights, 14+ nights, or monthly stays. Discount availability and rates are shown automatically during the booking process.

12. Property Listings and Accuracy

DGS Holiday Homes makes every reasonable effort to ensure that property listings, descriptions, photographs, and amenity information are accurate and up to date.

However, minor variations between listing content and actual property conditions may occur due to ongoing maintenance, seasonal changes, or building management decisions. Such variations do not constitute grounds for a refund unless they materially affect the habitability of the property.

All properties are professionally photographed. Photos are updated periodically. Guest feedback regarding listing accuracy is taken seriously and addressed promptly.

13. DET Licensing and Compliance

All properties managed by DGS Holiday Homes hold valid permits issued by the Dubai Department of Economy and Tourism (DET). Each property listing displays the DET permit number and QR code for verification.

DGS Holiday Homes is responsible for maintaining current permits, conducting required safety inspections, and ensuring compliance with all applicable DET regulations including guest registration, Tourism Dirham remittance, and property safety standards.

Properties are equipped with safety items as required by DET regulations, including smoke detectors and fire extinguishers.

14. Liability

DGS Holiday Homes L.L.C acts as a licensed property management company and facilitates bookings between property owners and guests.

DGS Holiday Homes is not liable for temporary service interruptions (internet, utilities, elevators, building facilities) caused by building management, utility providers, or force majeure events

DGS Holiday Homes is not responsible for guests’ personal belongings, valuables, or vehicles

DGS Holiday Homes is not liable for decisions or actions taken by building management that may affect the guest’s stay

In the event of a significant issue that makes the property uninhabitable (major plumbing failure, safety hazard, etc.), DGS Holiday Homes will make reasonable efforts to offer alternative accommodation or a refund for affected nights.

The total liability of DGS Holiday Homes for any claim arising from a booking shall not exceed the total amount paid for that booking.

15. Force Majeure

DGS Holiday Homes shall not be liable for any failure or delay in performing obligations due to circumstances beyond reasonable control, including but not limited to: natural disasters, pandemics, government actions or restrictions, civil unrest, utility failures, or transportation disruptions.

In such events, DGS Holiday Homes will make reasonable efforts to notify guests promptly and offer rescheduling or refund options where possible.

16. Intellectual Property

All content on the DGS Holiday Homes website — including text, photographs, graphics, logos, and design — is the property of DGS Holiday Homes L.L.C or its licensors and is protected by UAE and international copyright laws.

You may not reproduce, distribute, or use any content from this website without prior written permission from DGS Holiday Homes.

17. Governing Law and Dispute Resolution

These Terms and Conditions are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai.

Any disputes arising from these terms, bookings, or the use of DGS Holiday Homes services shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
